Sustainability
Rittiluechai Architecture PC has LEED accredited professionals on staff to provide “Green” design services under the LEED program provided and administered by U.S. Green Building Council. The LEED process can be performed within our Architectural services or as third party consulting on a project.
If desired, sustainable design services can also be offered without pursing LEED certification or under one of the many other certification programs currently available.
Industry Terms & Definitions
We understand that many of our clients are not familiar with industry terms. To assist in understanding of our architectural and design terminology, we have compiled a list to help clarify any areas in which you may be unfamiliar. At any time during the process of starting your project or working with us, please do not hesitate to contact us with any questions you may have. We are happy to answer your questions.
Architectural Services:
The science and art of creating detailed documentation for the design and construction of buildings. Services are frequently divided into phases: Programming, Schematic Design, Design Development, Construction Documents, Permitting, Bidding, and Constructuction Administration.
Bidding Coordination & Evaluation:
When desired, we are happy to assist our clients with coordinating the bidding process. We are able to maintain the bidding GC list, manage collection of RFIs, distribute RFI responses, and provide comparison of received bid packages.
Building System Design:
RA works with a team of specialized consultants to develop design solutions for building systems to meet the needs of each project. Building Systems refers to the HVAC, Plumbing, Electrical and other utilitarian systems required for a building to function.
Client Consultations:
Consultations are an opportunity for clients to meet with RA for a preliminary discussion prior to starting a new project.
Color Schemes:
The selection of a combination of colors used within a space and throughout a building in order to set the desired mood and atmosphere.
Construction Documents:
RA has years of experience producing organized Construction Documents with project specific detailing. RA utilizes a drafting standards and a multipart checklist for construction document quality control. Please refer to our post about standards for additional information.
Construction Administration:
We bring from our years of experience an array of construction/project management services that brings true quality control, with budget and schedule benefits to process.
Construction Management:
Construction Management is a higher level of involvement in construction services where the Construction Manager assists with monitoring schedule and budget . When desired, RA is able to provide Construction Management services to oversee the General Contractor as a client representative.
Design Development:
The Design Development phase expands upon the design determined during the Schematic Phase. During Design Development, the architect coordinates with consulting engineers to select building system solutions. Design Development is a transitional phase between Schematic Design and completing Construction Documents. For many RA projects, Schematic and Design Development are approached as a single phase.
Engineer Coordination:
RA may serve as prime consultant to coordinate other professionals such as civil engineers, MEP engineers, structural engineer, landscape architects, and interior designers. Depending on preferences and client needs, these professionals may be contracted as a sub-consultant as part of the architectural agreement.
Feasibility Studies:
Preliminary research and decision making that forms the basis for the scope of work.
Interior Architecture:
The process of designing through spatial art and environmental design to develop pleasing interior structural spaces for human use.
Interior Design:
The design and coordination of the decorative elements such as color schemes, furnishings, and fittings within the built environment.
Lifecycle Evaluation:
Process of evaluating design options in relationship to the life of the building. Lifecycle analysis is essential for clients who are interested in saving money throughout the useable life of the building even if it means spending more up front. Evaluating the lifecycle energy useage of a building is also a key aspect of sustainable design.
Programming (AKA Pre-Design):
Preliminary research and decision making that forms the basis for the Scope of Work.
Permit Expediting Services:
Providing exhaustive due diligence reports on potential sites while identifying challenges and impediments to development. Conducting timely commercial/residential permitting services. Attendance and assistance in presentations used for meetings or hearings including but not limited to Planning Boards or Commissions, City or Town Councils, Neighborhood Associations, Technical Design Review Panels, etc.
Schematic Design:
The Schematic Design phase is utilized to explore big picture solutions to address important aspects of the building design. The Schematic Design is a conceptual design solution based on the Scope of Work developed during Programming or defined by the client.
SWOT:
A structured planning methods that evaluates Strength, Weakness, Opportunities, Threats (SWOT) for a given site or building project. This method can be used as part of a Feasibility Study to assist our clients with decision making.
